We acquire raw land through a variety of off market sources. Off market means they are not listed with a realtor on the MLS. Sometimes folks have passed away with no heirs, etc. We do due dilligence on all properties we acquire. All land is free and clear of title issues, liens, and back taxes. 

We can close in-house in as little as 24 hours. However, if you do opt for a Title closing, we do not cover those costs (approximately $1200+/- ). We offer our properties to the public at competitive rates and absorbing these costs would make the transaction cost prohibitive. Which is why many of our buyers elect to use the In-House closing option. 

First step is to find your lot. You can use our interactive map to search and filter available properties. Then check out individual listings and see if they meet your needs. Once you have chosen the right property for you, you can purchase your lot online! We make it easy to choose between a payment plan or paying for your lot in a single lump sum. Or you can speak with one of our land experts at 520-402-1850 and we can walk you through it. 

No, when you choose to purchase a property from us, you can be secure in knowing that we handle all qualification decisions in-house without doing a credit check. A few basic questions allow us to figure out if our program is right for you.

Yes, this is a legal real estate transaction. We are not Realtors. We’re Land Investors. The difference is, we don’t use the MLS, which keeps our costs low. We don’t charge commissions either. 

Land under $50,000 is rarely able to be funded by a bank loan. That’s where we come in and fill the gap by offering in-house owner financing with no interest charges and no credit checks. 

When you find one of our properties that captures your interest, contact us to set up a time to talk to one of our buyer specialists. We will walk you through the process, answer any questions you have about the land, and help you visit the property before you buy.

Of course, we have many clients who buy property right from our site using the purchasing options on the listing page. Once you set up a payment plan, we will send you the contract for the land. Closings are typically handled in less than a week.

Lots are sold on a first come, first served basis. We cannot hold a lot without taking a deposit.

Absolutely. We encourage all of our buyers to visit the property before buying. Not only does it help you see the value of your investment up front, but you can also being making plans about how you will use the lot once you’ve purchased it.
